Measure the Rough-In Before Anything Is Ordered
The rough-in is the distance from the finished wall behind the fixture to the center of the closet bolts holding it down. Measure to the bolt centers, not to the tank, and not from the skirting.
Twelve inches
The standard by a wide margin and what most fixtures on a shop floor assume. If you measure twelve, almost every model on sale will fit.
Ten inches
Common in older Racine houses and in half-baths carved out of tight spaces. Ten-inch models exist but the range is narrower, and an offset flange is sometimes the better answer.
Fourteen inches
Rarer, and usually found where a wall was furred out during a remodel. A twelve-inch fixture will bolt down but leaves an awkward gap behind the tank.
One measurement people forget: the clear width of the compartment and the swing of the door. A fixture that fits the flange perfectly and blocks the door is still the wrong fixture.
The Flange Is Where Most Toilet Problems Actually Live
The flange is the collar joining the fixture to the waste pipe and anchoring it to the floor. When it is wrong, everything above it behaves badly, and no amount of new wax fixes it.
- Height relative to the finished floor. The flange should sit level with the finished surface or a touch above it. Tile laid over an existing floor without raising the flange leaves it recessed, which is the single most common cause of a seal that leaks a year later.
- Broken bolt slots. Cast-iron and plastic flanges crack at the slots where the closet bolts pull. The fixture then rocks no matter how carefully it is tightened. A repair ring or a full flange replacement is the fix, and it is not expensive.
- Corroded cast iron. In older houses the flange rusts thin from the underside and eventually gives way while looking sound from above. It is visible the moment the fixture is lifted.
- The closet bolts themselves. Brass bolts and new washers every time. Reusing steel bolts that have rusted into the slot is how the next person ends up cutting them off.
Wax versus a waxless seal is a genuine question rather than a preference. Wax is forgiving and cheap but only compresses once, so a fixture that has to be lifted and reset needs a new one. A waxless foam or rubber seal tolerates being reseated and works better where the flange sits low, which is why we carry both.
Reading the Tank: Running, Weak, or Slow to Fill
Nearly every tank complaint traces to one of three parts, and you can tell them apart before we arrive.

When the seal beneath it fails, what escapes is not clean water, and where it goes is under a floor nobody can see. Rocking, Sweating, and Staining Each Mean Something
A fixture that moves
Any rock at all is working the seal open a fraction on every use. People shim it and tighten the bolts, which either cracks the china or snaps the flange slot. The correct sequence is lift, inspect the flange, repair or replace it, reset on a fresh seal, then shim only to level and grout the base. Movement is a symptom, never the fault itself.
Condensation on the tank
Cold supply water meeting humid summer air. It looks like a leak, drips onto the floor, and rots the subfloor over years. An insulated tank liner or a small mixing valve that tempers the supply solves it properly; a tank cover only hides it.
Stain rings that come back
Orange or brown rings that return within days point at iron in the supply, not at cleaning habits. A blue-gray ring above the water line is usually mineral scale. Neither is fixed at the fixture, and treating the water is the only durable answer.
Damp or dark flooring at the base
Soft floor covering, dark grout, or a musty smell at the fixture means the seal has been passing for a while. This is the one to act on quickly — the fixture is cheap, and the subfloor and joists underneath it are not.
What Actually Makes a Toilet Flush Well
Flush performance is not about volume. Modern 1.28-gallon fixtures routinely outperform old 3.5-gallon ones, because the engineering moved from quantity to trapway design.
- Trapway size and glazing. A fully glazed, generously sized trapway is the single biggest factor. It is also the specification least visible in a showroom.
- Independent testing. Published bulk-removal figures let you compare models on evidence rather than marketing. Anything at the upper end of that scale will not disappoint.
- Pressure-assist. A sealed vessel inside the tank uses supply pressure to force the flush. Very effective, noticeably louder, and genuinely useful on a basement fixture or a long flat waste run.
- Drain-line carry. Low-volume fixtures on old, shallow-slope waste piping can leave solids short of the stack. Where a house has that combination, we would rather discuss it before the fixture is chosen than after.
- Dual flush. Real savings in a busy household, and no benefit at all in a rarely used powder room.
If flushing problems affect every fixture rather than one, the conversation belongs with the waste piping inside the house or the line running out of it, and replacing a toilet will not touch it.
Height, Shape, and Whether One Piece Is Worth It
Seat height
Standard sits around fifteen inches to the rim, comfort height around seventeen to nineteen. The taller fixture is easier for most adults and for anyone with knee or hip trouble, and is the default we suggest when a household is planning to stay put. It is less comfortable for small children, which is worth weighing in a family bathroom.
Bowl shape and construction
Elongated bowls are more comfortable and add roughly two inches of projection, which matters in a tight room. One-piece fixtures have no tank-to-bowl gasket to fail and are far easier to clean; two-piece models are lighter to handle, cheaper, and simpler to fit through a narrow doorway. Skirted bases hide the trapway and remove the worst cleaning job in the house.
How a Replacement Day Runs
Confirm the measurements on site
Rough-in, compartment width, door swing, and supply position. We check against the fixture before the old one is disturbed, not after.
Isolate, drain, and lift
Stop closed, tank and bowl emptied properly so nothing spills on the way out, then the fixture is lifted clear and set on protection rather than on the floor.
Inspect what was hidden
Flange condition, subfloor around the opening, and any sign of long-term seepage. This is the moment problems are found, and you get shown them rather than told about them.
Repair the base, then set the fixture
Flange repaired or replaced as needed, new brass bolts, the appropriate seal for that flange height, and the fixture set square and leveled without over-tightening.
Connect, test, and finish
New supply connector, tank hardware set to the right water line, several full flushes watched, and the base sealed. The old fixture leaves with us.
