The Local Failure Mode Is Pipe in Unheated Space
Very few of these shoreline properties have a full conditioned basement. They sit on crawl spaces, on piers, or on slabs with the plumbing chased through a knee wall, and every one of those puts water lines somewhere the furnace does not reach. That single fact explains more January callouts around the lakes than everything else combined.
- The failure is not where the ice is. A line freezes at its coldest point but usually splits somewhere weaker, so chasing the visible frost misses the actual break.

- Crawl-space vents are a seasonal setting. Left open through a cold snap they turn the whole underfloor into outside air with your supply lines running through it.
- Heat tape has a service life. It is a reasonable fix and a poor permanent answer — it fails silently, and the year it fails is the year nobody checked.
- Rerouting beats insulating. Where it can be done, bringing a run inside the heated envelope removes the problem instead of slowing it down.
If a property has frozen once, it will freeze again in the same spot under the same conditions. Worth doing that work in September rather than rebuilding the same section every few winters — and worth doing it while the crawl space is dry enough to work in.
