Peak Hour, Not Gallons Per Day

Daily consumption is the wrong figure to design around. What matters is the heaviest consecutive hour: the lunch push through a pot wash, a shift change with twenty showers, a salon with every chair full.

Two specifications answer it together. Recovery is how much water a unit can raise to temperature per hour at a given rise; storage is how much is already hot and waiting. A high recovery unit with modest storage suits a steady all-day draw. A large stored volume suits a sharp, short peak followed by quiet hours.

Getting the balance wrong in either direction is expensive. Undersized storage means running cold in the middle of service. Oversized storage means paying to hold hot water that nobody draws, every hour of every night.

Banking Units Buys Capacity and Redundancy at Once

The single most useful decision available on a commercial replacement is whether to install one large appliance or two smaller ones piped in parallel.

What two units give you

A failure becomes a reduction in capacity rather than a closure. Service can happen on one unit while the building still has hot water. And in the long stretches when demand is modest, one unit carries the load at its efficient output instead of a large appliance short-cycling against a fraction of its rating.

What it costs

More floor or wall space, a second flue where the appliances are vented individually, and more connections to maintain. The installed price is usually somewhat higher than a single equivalent. For any premises where a day without hot water means closing the doors, that gap is bought back the first time a unit fails on a Friday.

Where units are banked, the piping matters as much as the appliances. Reverse-return arrangements keep the flow through each unit even, so they age at the same rate rather than one doing most of the work and failing first.

Store Hot, Deliver Tempered

Commercial systems face two opposing pressures. Water held at a low temperature encourages bacterial growth in the stored volume; water delivered at a high temperature scalds. The standard resolution is to do both, in different places.

  • Storage is held hot, at a temperature high enough to keep the stored volume inhospitable, which is also why a warm tank is a worse idea than either a hot one or a cold one.
  • A thermostatic mixing valve sits at the outlet, blending stored hot water down to a safe delivery temperature for hand basins and showers.
  • Kitchen and laundry draws bypass the tempering where the equipment requires higher temperatures, taken off ahead of the mixing valve rather than by turning everything up.
  • The mixing valve is a serviceable item. They drift and they seize, and a valve nobody has checked in six years is a scald risk and a comfort complaint waiting to happen.

Any premises serving children, older people, or patients should treat outlet temperature as a documented, checked figure rather than an assumption about where a dial was set.

Dead Legs and the Recirculation Loop

In a building of any size, the pipework does more damage to hot water performance than the appliance does.

Why a loop exists

A recirculation loop keeps hot water moving continuously through the distribution so that any outlet delivers hot within seconds. It removes the complaint about waiting, and it removes long volumes of stagnant warm water sitting in pipe between draws.

Dead legs

Any branch that leaves the circulating loop and ends at an outlet holds water that neither moves nor cools properly. Long dead legs, and branches serving fixtures that were decommissioned but never cut back, are the classic finding in a building that has been altered over the years.

Balancing

Without balancing valves, a loop takes the path of least resistance and the far end of the building never sees proper circulation. Correcting this is often cheaper and more effective than replacing the heater someone blamed.

Pump control

A recirculation pump running flat out for twenty-four hours costs energy and wears out. Timers and aquastat control cut both, provided the schedule matches how the building is actually used rather than how it was used when the pump was fitted.

Commercial hot water sits at the intersection of sizing, gas, venting, and code, and it is the sort of work where a wrong specification is not discovered until the busiest hour of the busiest day.

Venting Category Decides the Installation

Gas appliances are classified by flue pressure and by whether the exhaust condenses, and the category determines what the vent must be made of and where it can terminate.

What Fails, and What It Costs to Ignore

Stop today

Water at the base of a storage vessel, a relief valve discharging, a lockout that will not reset, or any smell of combustion products in an occupied space.

Same-week attention

Temperature that falls away during peak but recovers later, a recirculation pump that has gone silent, or a mixing valve delivering inconsistently.

Plan the replacement

Rising gas consumption for the same output, an appliance past its design life still working, or capacity that no longer suits how the premises trades.

Where scale is shortening equipment life, the cause is upstream of the appliance and is better settled with a proper water analysis than with another replacement on the same interval.

Commercial Hot Water Questions

How long should commercial hot water plant last?

Ten to fifteen years for a well-specified gas storage unit that is serviced, and longer for a copper or stainless vessel on treated water. Units failing at six or seven are almost always telling you something about water chemistry or about how hard they are being worked.

Is commercial tankless worth considering?

For premises with a steady moderate draw and limited plant space, yes. For a sharp peak that exceeds the units' combined flow, banked tankless can disappoint unless a buffer vessel is included. The peak-hour figure decides it, not the technology.

Do we need an ASME-rated vessel?

It depends on the size and the application, and it is a specification question rather than a preference. We confirm the requirement before quoting, because the difference in price is substantial and discovering it late is worse.

Can you work around our trading hours?

Yes, and for most food premises we would insist on it. Changeovers are planned so the water is off during a closed period, with temporary arrangements where the shutdown would otherwise run into service.

Our far end of the building takes minutes to run hot. Is the heater undersized?

Usually not. That symptom is distribution rather than generation — a loop that is unbalanced, a pump that has failed, or a long dead leg. Replacing the heater will not change it, which is worth knowing before spending.
