Flushometers: Two Designs, Two Repair Kits
The chrome valve above a commercial toilet or urinal contains one of two mechanisms, and knowing which decides both the part and the diagnosis.
Diaphragm
A rubber diaphragm separates upper and lower chambers, and a bypass orifice the size of a pinhole meters the refill that closes the valve. That orifice is why diaphragm valves are sensitive to debris and to hard water: block it and the valve runs continuously, because it can never rebuild the pressure that shuts it.
Piston
A machined cup or piston does the same job with a larger clearance, which makes it noticeably more tolerant of dirty or mineral-laden water. Rebuild kits are simple and the mechanism is forgiving, which is why piston valves are often the better specification in a building with troublesome supply.
Between them, four symptoms cover almost every call. A valve that will not stop is nearly always a blocked bypass or a torn diaphragm. A valve that flushes too briefly has lost its seal on the relief. A valve that will not flush at all usually has a closed or seized control stop. And a valve that hammers the pipework is being fed by a control stop opened wide when it should be throttled to the fixture's rated flow.
Sensor Systems Fail Predictably
Touch-free fittings are now standard in most commercial specifications, and their faults follow a short list.
- Batteries. The most common cause by a wide margin, and the one that produces an entire restroom failing over a fortnight because everything was commissioned on the same day.
- Solenoid failure. The sensor is working and the valve is not. It clicks and nothing happens, or it passes water continuously. Solenoids are a replaceable module rather than a whole-fixture problem.
- Range and reflection. A sensor set too sensitive triggers on a passing shadow; set too tight, it misses a user standing where the fixture expects them. Both are adjustments, not defects.
- Filter screens. Every sensor valve has a small strainer that eventually blocks. It produces weak flow that looks like a supply problem and is cleaned in minutes.
- Power supplies. Hardwired installations remove the battery problem and add a transformer to look after. On a large restroom block the arithmetic usually favors hardwiring.
For premises tired of battery rounds, converting an existing sensor installation to a common power supply is a contained project that pays for itself in labor, and it can usually be done without disturbing the fixtures themselves.
Carriers: The Part of the Fixture Inside the Wall
A wall-hung toilet or lavatory carries its load on a steel chair concealed in the chase behind it, not on the wall finish. That carrier is the reason wall-hung fixtures can be specified at all, and it is where the awkward problems live.
Why fixtures start to move
The fixture bolts to studs projecting from the carrier. Over years of use those fixings work loose, the gasket behind the fixture compresses, and the unit begins to shift under load. Tightening from the front does not correct a carrier that has moved — and continuing to pull on the studs cracks the china.
What access requires
Carrier work usually means reaching the chase from behind, which may be a service corridor, an adjoining room, or an access panel that should have been fitted and often was not. Planning that access into a refurbishment is a small decision with a long payoff.
The upside is real: wall-hung fixtures leave the floor completely clear, which makes a restroom genuinely cleanable and removes the grouted joint at the base where every floor-mounted fixture eventually starts to smell.

None of this is difficult to get right when it is considered before fixtures are ordered. Nearly all of it is expensive to correct afterwards, because it means moving pipework in a finished wall.
Where the Water Savings Actually Are
Retrofitting a restroom block is one of the few plumbing projects with a genuinely calculable return, and the numbers are better than most owners expect.
Urinals
The biggest single gain. Older valves use several times the volume of current ones, and in a busy building the flush count is high. Changing the valve alone often achieves most of it.
Toilets
A high-volume flushometer paired with a modern bowl designed for it delivers the same performance on a fraction of the water. Fitting a low-volume valve to an old bowl does not, and produces double flushing.
Taps
Aerators and metering cartridges are the cheapest change available, and in a public restroom a tap left running is a routine occurrence that sensors and metering simply remove.
One caution worth stating: reducing flush volumes across a building with long, shallow-fall waste runs can cause carry problems downstream. On an older building it is worth seeing the condition of the drainage before committing to a whole-block change.
How a Restroom Visit Is Organized
Survey and inventory
Every fixture, valve make and model, and the condition of the control stops. Most premises have no such list, and building one turns future repairs into a single visit with the right parts.
Work around occupancy
Restroom blocks are taken out of use in sections, or worked on before opening. For schools and food premises we would normally plan around the timetable rather than interrupt it.
Rebuild rather than replace where sensible
Manufacturer rebuild kits restore a flushometer to full performance for a fraction of replacement cost. Replacement is the honest answer when a body is pitted or the model no longer has parts.
Correct the control stops as well
Most valve problems recur because the stop was never adjusted to the fixture's rated flow. Setting them properly is what stops hammering and double flushing.
