On a Well, the Pressure Tank Is Your Meter
A private system announces a leak more clearly than a metered one does, if you know what to listen for. Run this before you call anybody.
Stop every draw in the house
No taps, no laundry, no dishwasher, and switch off anything automatic — ice makers, humidifiers, livestock waterers, irrigation timers. Those last two catch people out on a rural parcel.
Let the pump fill and shut off
Wait for the pump to reach cut-out pressure and stop. Note the gauge reading at the tank the moment it does.
Watch the gauge, not the clock
With nothing running, the needle should sit still. Any steady fall means water is leaving the system somewhere.
See whether it starts again
A pump that kicks on by itself in a silent house is the single clearest leak signal there is. Time how long it takes — minutes points at a real leak, hours at something small but still real.
Close the main into the house
If the pressure now holds, the leak is inside the building. If it still falls, the problem is between the well and the house, or in the well plumbing itself.
That last step is the one worth doing before you call. It separates two jobs with very different prices, and it takes five minutes.
Where Well Systems Actually Leak
Private supply has failure points that a district-water house simply does not have.
- The buried line from the well to the house. Long, unseen, and frozen ground makes it worse. A leak here waters the yard and shows up only as a pump that never rests.
- The pitless adapter. The fitting that takes the line out through the casing below frost depth. Its seal perishes, and the leak is at the bottom of the well where nothing will ever be visible.
- The pressure tank and its fittings. A tank whose bladder has failed makes the pump cycle rapidly, which looks exactly like a leak and destroys pumps. Checking the tank's air charge separates the two in a couple of minutes.
- The check valve or foot valve. When it stops holding, water drains back down the well between cycles and the pump restarts to no purpose. The gauge signature is distinctive once you have seen it.
- Treatment equipment. Softeners, filter housings, and iron units all add joints, and a unit stuck in a regeneration cycle passes water continuously without a drop appearing anywhere visible.
A pump short-cycling is the symptom to act on quickly whatever the cause. Motors are not designed for it, and replacing a submersible pump is a considerably larger job than fixing whatever made it cycle.
Inside the House, the Search Is the Same Everywhere
Once the leak is confirmed to be indoors, well and district properties are diagnosed identically, and the point is to eliminate large areas cheaply before opening anything.
Take the hot side out of play first
Closing the cold inlet at the water heater removes the entire hot distribution from the search. If the pressure then holds, half the house has been ruled out in two minutes. It is the most useful single test on any leak call and it costs nothing.
Then locate rather than guess
Acoustic listening on a pressurized system, a thermal scan for the cool or warm track behind an intact surface, and moisture mapping to find where water has collected. Three methods agreeing on one spot is what we want before anything is cut open.

More unheated space to cross
Crawl spaces, additions built over unconditioned ground, outbuildings, and runs to a barn or a garage all carry water through air that goes well below freezing.
The buried well line
Ground frost reaches deeper in an open, wind-scoured field than in a sheltered street. A line laid marginally shallow is fine for years and then finds one hard winter.
Seasonal and part-time draws
Outbuildings, stock waterers, and taps used only in summer are the ones nobody drains. They split quietly in January and announce it at the first thaw.
A split does not leak while it is frozen — ice seals its own damage. That is why so many are discovered on the first warm day, sometimes two days after the cold snap that caused them.
